FINANCIAL MANAGEMENT

Budget management and financial reporting are critical to the Landlord and to us. Carden Commercial provides thorough financial statements and balance sheets on a regular basis to ensure we are, operating the property within the  business plan and meeting our client’s objectives for the property.  Our experience provides us with an understanding of the appropriate costs for repairing and maintaining your property, and our strong vendor relationships allow us to provide high quality service at the lowest possible cost.

Full property accounting services are performed in house insuring clear and immediate communication between physical and financial management.

TENANT SERVICES

Carden Commercial recognizes that for any real estate investment of the Landlord, Tenant relationships are a key to success. Tenants can depend on our timely delivery of services so they can focus on achieving their own business objectives.  We build strong Tenant relationships and attach great importance to Tenant retention.

OPERATIONS & SERVICE

Carden Commercial, LLC offers its clients the benefit of experience and purchasing power in local markets.  When we assume the management of your property, we review all contracts, services, utilities, etc., to assess costs and procedures.  All services are analyzed to ensure the owner is getting lowest possible cost for each contract and service performed.  While understanding that cost is not the only factor, quality and nature of the services are equally as important.  Generally, an initial 15 day examination will provide the information needed on any adjustments or changes that might be necessary.  Operations plan is presented to the Owner and modified if necessary than implemented.

PROPERTY TURNAROUND SERVICE

Carden Commercial offers a property turnaround approach to quickly evaluate a property and its challenges, develop and implement a turnaround plan and prepare the property to ensure the Owner’s desired outcome is achieved in the shortest amount of time possible.

Given the uniqueness of each specific property and the challenges of today’s market, there is no certain method that can be utilized for every property.  However, there are fundamentals which may be used as a framework to approach these challenges.  At Carden Commercial, we believe in a basic but critical process in establishing a plan for our clients which includes the following:

Stage 1- Assessment

Based on findings from Stage 1, quickly develop a strategic plan with a clear and practical approach as well as realistic financial goals.
